What is a Home Warranty?

Home Warranty - is a contract between a homeowner and a home warranty company that provides repairs and replacement services on a home's major components, such as AC systems, plumbing systems, pool and spas.

How does the home warranty work?

Home Warranty

We've had the house from hell since move-in. Don't get me wrong it's a great house but a number of annoying little problems that Home Warranty helped us work through. So far they had a plumber out three times, appliance repair man and a pool guy. All these items were addressed in reasonable fashion without too much red tape.

Really surprised with Home Warranty, their service and fast responds, they covered me for the second time without a problem, while i had choice home warranty they not cover anything, i see there is a lot of bad reviews but thank god my experience so far is good !

Customer service was extremely helpful & resourceful helping to contact the contractor who had not gotten in touch to schedule an appointment for the job incurred after initial contact with Home Warranty had been made. Recently had a water heater replaced. The water heater was an odd size which delayed the replacement and some required updates to codes identified. The repairmen sent to do the job were on time and very knowledge and competent. Very satisfied with the result.

A home warranty is not essential, but it can be nice to have. However, you may want to check what the pricing will be for you since you already closed on your home. You may longer be eligible for the reduced rate for your first year since you didn't purchase the coverage prior to close.

if you have brand new appliances, you also may want to pass on the home warranty, because the home warranty coverage will defer to your manufacturers' warranties.

All in all, home warranties can come in handy. If you have a serious problem, it can give you some decent savings. And it may be worth it just for the first year while you're getting to know your home, and then you can decide if you want to renew it especially with the rate increase in subsequent years. Just take into consideration the age of your home and the inspection report and the cost of the home warranty.
